Investment in Land

The demand for housing is constantly on the increase. There are not enough Brownfield sites that can be recycled to cope with this increase in demand. Developer's land banks with planning permission sites are very few and may satisfy the housing requirement for about 2-3 years supply only. The Greenfield sites have been constantly released for development but at a much slower rate due to legislation. However this pattern has to change. Greenfield sites will have to be released to cope with the demand in housing. The recent developments and the changes highlighted in the news confirm all the reasons in favour of Greenfield land investment. It is now obvious that Greenfield sites will have to be sacrificed. The price of a house consists of two components-lands and building costs The existing land prices have been accelerating at a much greater rate than the building costs. The price of residential land in the UK has increased a staggering nine-fold over the last 20 years

John Prescott, the deputy Prime Minister's name will go in the history books for his radical views on release of Greenfield sites to meet the demand of houses predicted as 3.3 million over the next 18 years.


Land Banking


Developers have land banks. They are always buying Greenfield sites. The Greenfield site would be much cheaper initially to acquire. When the planning permission is granted the land may be worth 10 to 20 times. This practice was adopted by developers only. However with the same view in mind we are introducing Greenfield land available to smaller investors marketing smaller plots available to public at large who have missed out in the huge profits achieved by the developers.

Developers build land banks sometimes with not an inkling of a chance of a site being developed for 10 , 15 , or 20 years . They know that the demand for such sites would be constant and that sooner or later their dream to realise a return on their investment in buying up options and farmland would materialise.

Strategic Land

Strategic land is defined as agricultural or pastures land which is positioned just on the edge of the housing developed areas or may be opposite the developed areas or sandwiched between developed areas. When an existing development needs to grow to fulfil the demands of housing then it is more likely that these sort of strategic land sites will be developed to blend in with the existing developments. This has been the general trend in the past.
