Land Banking
Developers have land banks. They are always
buying Greenfield sites. The Greenfield site would be much
cheaper initially to acquire. When the planning permission
is granted the land may be worth 10 to 20 times. This practice
was adopted by developers only. However with the same view
in mind we are introducing Greenfield land available to smaller
investors marketing smaller plots available to public at large
who have missed out in the huge profits achieved by the developers.
Developers build land banks sometimes
with not an inkling of a chance of a site being developed
for 10 , 15 , or 20 years . They know that the demand for
such sites would be constant and that sooner or later their
dream to realise a return on their investment in buying up
options and farmland would materialise.
Strategic Land
Strategic land is defined
as agricultural or pastures land which is positioned just
on the edge of the housing developed areas or may be opposite
the developed areas or sandwiched between developed areas.
When an existing development needs to grow to fulfil the demands
of housing then it is more likely that these sort of strategic
land sites will be developed to blend in with the existing
developments. This has been the general trend in the past.
